In short: Reformas Cantabria builds new detached houses in Cantabria, northern Spain, with its own team and without subcontracting. A new house needs a building licence from the town hall before work starts. We visit the plot, give you a free quote and handle the build from the groundwork to the finishes.

Builders with their own team

We do not hire other companies to build for us. Our team includes specialists in every part of a new build: carpentry, plumbing, experienced bricklayers, electricians, painters and heating and air conditioning installers. That means one company answers for the whole house.

We build houses, shops and buildings across Cantabria. In Bilbao and Bizkaia we only take on large projects.

Before you build: four steps

  1. Work out your budget. A house cannot be built without financing. Calculate the total you need, how much you will put in yourself and where the rest will come from, such as a mortgage. An architect or a builder can help you estimate it accurately.
  2. Buy buildable land. Before buying, ask the town hall for the planning certificate (certificado urbanístico) to make sure the plot can be built on. Look at the ground and natural risks, and at how close it is to shops and services. Land without utilities may look affordable, but maintaining it can quickly become expensive.
  3. Prepare the plans. The plans depend partly on the plot, so get to know the land before you finalise them. They have to be precise, because they support the licence application.
  4. Apply for the building licence. In Spain you cannot build a house without one. The application describes the project (floor area, shape, materials, number of openings) with plans, and it must be complete and follow local planning rules. A rejected application can delay the project by several months.

The stages of building a house

  1. Preparing the ground
  2. Drainage
  3. Walls
  4. Roof
  5. Carpentry and insulation
  6. Partition walls
  7. Plumbing, electrics and heating
  8. Finishes

Each stage involves different trades, which is why it helps when the same team does them all.

Frequently asked questions

Do I need a licence to build a house in Cantabria?

Yes. Under Cantabria's planning law (Ley 5/2022, article 233), new buildings need a licence from the town hall before work starts. The application includes the plans and a technical project. If the application is incomplete or does not meet local planning rules, it can be rejected and the project can be delayed by several months.

What should I check before buying a plot?

Ask the town hall for the planning certificate (certificado urbanístico) to confirm the land can be built on. Check the ground conditions and natural risks, the location and how close it is to shops and services. Land without utilities may look cheap, but connecting and maintaining it can cost a lot.

Do you subcontract the work?

No. We do the work ourselves, with our own specialists in carpentry, plumbing, bricklaying, electrics, painting and heating or air conditioning.

Do you build outside Cantabria?

We build houses, shops and buildings all over Cantabria. In Bilbao and Bizkaia we only take on large projects.
